Home Reports

Anyone marketing a property in Scotland is legally required to make a Home Report available to potential buyers. This must be in place before the property is advertised for sale. Taylor & Henderson can assist with each element of the Home Report.

The Home Report gives buyers detailed information about your property before they submit an offer. It contains:

• A Single Survey – a detailed, independent survey of your home
• An Energy Performance Certificate – a comprehensive report on the energy efficiency of the property
• A questionnaire completed by the seller – providing additional information such as council tax band, factoring arrangements and details of alterations to the property.

Taylor & Henderson can arrange the single survey and Energy Performance Certificate on your behalf. We can even help you to complete the seller questionnaire so that you don’t overlook any critical information.

Many buyers will rely on the Home Report rather than instruct their own survey. Since it was introduced in 2008, the Home Report has come to play a key part in the property purchasing process in Scotland.
